Architectural Control Committee

Committee Purpose

Assures installation, construction or alteration of any structure on any lot is in accordance with the standards determined by the Crystal Park HOA Declaration of Restrictions.  This includes (but is not limited to) decks, patios, swimming pools, greenhouses, playhouses, garages & outbuildings.

 

Why? The Crystal Park HOA’s goal is to maintain property values, which means supporting a cohesive neighborhood look. HOA approval of exterior paint colors and landscaping  is a key factor to achieving that goal.  Curb appeal translates directly into increased market value.  To that end, all exterior alterations or additions must be pre-approved by the ACC committee.

Any Architectural Change Requires ACC Approval
If you are planning to make any architectural changes to your home/lot, you need to submit an ACC request form to the board before the improvements begin. This includes, but is not limited to, paint, fences, patios, decks, home additions, landscaping, etc.  If you make changes without approval, you are subject to fines & having to correct the changes as per approval. Any change or addition must meet all local building, fire & construction codes. Proof of proper permits must be presented upon request.

ACC Request Forms Should Be Submitted 30 Days Prior to the Anticipated Project Start Date

Review of your ACC request by the committee may take up to 30 days following submission, so please plan accordingly.

Exterior Painting and Approval of Colors 

All house colors must be approved prior to beginning work. This is a result of changes to the  Crystal Park HOA Declaration of Restrictions, effective March 10, 2008. If you plan on painting your house using the existing color you are still required to fill out an ACC request form.

Submitted forms must:

  • Identify colors including paint manufacturer, color name & color number.

  • Provide color sample or swatch

  • Identify location of each paint color (house, door, trim, etc.)

Main house color/s should be in the neutral color family as to complement the surrounding homes.  


Fence Construction and Materials
All fences must be made of wood & be approved prior to installation. Fence height is restricted to 4ft - the only exception for 6ft privacy fences are property lines along Johnson Drive and Monticello.
